For the first time in three years, more law firms are planning to expand their office footprint, rather than contract, according to a new report from commercial real estate brokerage CBRE.

The legal industry also appears to be stabilizing its hybrid work model while pushing toward stronger in-office engagement, according to a Law.com story citing the CBRE’s 2026 Law Firm Benchmarking Survey.

Last year, 28% of firms surveyed said they expect to expand their office footprint, an increase from 16% in 2024. In addition, the number of firms indicating plans for significant or moderate reduction of office space decreased from 32% in 2024 to 26% last year, according to results from the survey.

Some key findings include a desire by firms to push for more in-office attendance and a belief that attracting talent and workplace experience are more important goals than cost reduction. The survey found that 51% of responding firms have adopted a “primarily in-office attendance policy,” which is often three or more days of in-person work, according to Law.com.
